Things to Consider when Purchasing a Condo


Condos have become a popular form of real estate ownership in Toronto especially among first time home buyers. Not only do condos tend to be the most affordable option for home ownership in central Toronto but they also offer a low maintenance lifestyle. 

What is a Condo anyways and what should be considered when purchasing one?

The term condo actually refers to a type of home ownership and not the style of building as many people think. This type of ownership allows the owner to own a specific unit in a building as well as owning a share of the common property, such as the lobby, hallways, gym, recreational facility etc.



Condos offer home owners many advantages over a free hold property, such as affordability and a low maintenance lifestyle.  A monthly fee, known as a maintenance fee is paid to the condo corporation each month to cover building costs such as ground maintenance and sometimes even your unit utility bills. Each month a portion of this maintenance fee is contributed to the condo's reserve fund. A reserve fund is set aside to pay for any large repairs that may need addressing in the future, such as fixing the roof or pool.

Deciding to purchase a condo, especially for a first time buyer can be a stressful and unfamiliar process. Let's take a look at what you should consider when purchasing a condo unit in Toronto.

1)      Price - How much can you afford and what is included in the price of the condo unit? Are utilities extra? Does the condo unit come with a parking spot or a locker and if so is there an extra cost to them?

2)      Down Payment - Consider how much you can afford to put down on the condo. Anything less than 20% of the purchase price must get mortgage insurance. The larger your down payment, the less interest you pay over the life of your mortgage.

3)      Location - Is the condo located in a convenient are for your lifestyle? Is it near your place of employment, the gym, public transit, shops, highway etc?

4)      Suite and Floor plan- Is the unit layout practical and will it be easy to arrange furniture? Where on the floor is it located? Next to a noisy garbage shoot or across from high traffic elevators?

5)      Common Areas and Building amenities- Does the condo building have the amenities you are looking for such as a gym, a recreation room, guest suites, a pool etc?

6)      Future value - Is the condo building and location a good investment? Is the area up and coming?

7)      Reserve Fund and Condo Corporation - Your lawyer will review the status certificate to see if there is any upcoming cost or increase in maintenance fees scheduled.

Buying a condo essentially means buying into a low maintenance way of living. Condos can be an affordable and stress free way to live as each month the owner pays a maintenance fee to cover certain common costs of the building. While having a low maintenance fee is ideal there are other factors to consider such as what is included in the monthly maintenance fee and the financial health of the buildings condo corporation.

Maintenance fees are paid to the condo corporation each month to cover common expenses in the building such as pool maintenance, security guards, grounds maintenance, etc. Maintenance fees are usually based on the size of the condo unit (square feet) therefore the larger the unit, the more the owner is contributing towards paying the common building expenses. Each year maintenance fees usually increase, as features of the building begin to wear out and need to be replaced and service contracts increase. This is why older condo buildings usually have a higher maintenance fee than newer ones. In addition, the more amenities a condo building offers its residents, such as a swimming pool, also contributes to a higher maintenance fee.


Many times I have buyer clients asking me to find them a condo with low maintenance fees. It's not so black and white. You have to ask yourself a few other questions like what expenses do the monthly maintenance fee include? Does it include Heat, Hydro, Water, central air and building insurance? Each condo is different so make sure to find out exactly what is included. One condo may offer a low maintenance fee but utilities are not included whereas another condo may have a higher fee but you don't have to worry about added utility bills.

Another thing to consider is the financial health of the condo building. Check with the property management to see if the monthly maintenance fees have been increased lately or if there is an increase scheduled for the near future. Special assessments are also important to take into account. Large repairs such as replacing the roof, are big ticket items. Depending on the situation of the condo corporation, they may choose to bill each unit owner their portion of the cost of the repair. The owner maybe required to pay in one lump sum or may be able to pay for it monthly for a certain time period. This cost is in addition to the monthly maintenance fee.

So next time you are looking for a condo with low maintenance fees make sure you take these other factors into consideration.  Have your lawyer review the financial situation of the condo and only then you can decide if the maintenance fees are truly ideal.

Many people choose the condo lifestyle because of its convenience and simplicity. A monthly maintenance fee covers the upkeep cost of the building and its amenities such as a pool, gym, tennis court, party room, etc. Depending on the condo building, there may be a full sized pool, a lap pool, a current pool or no pool at all in the building.

Although a pool may be convenient, there are a lot of mixed views and feelings regarding the benefits of having swimming pools in condominiums in Toronto. Prospective buyers can easily observe the benefits of having a pool in their condo building, but they fail to see the one disadvantage that can end up costing condo purchasers more than they bargained for.

In Toronto, there are many condo buildings which have a full sized swimming pool, a lap pool or a current pool. One condo building well known for its full sized pool is located at the Bentley condo building in the St. Lawrence Market area. This building boasts an absolutely stunning outdoor pool that is nestled amongst a beautifully landscaped patio.


In the summer many residents enjoy the use of the pool as well as the roof top terrace for barbecuing and entertaining. On the other hand, one of the newer trends in condos is to have a "lap pool" or "current pool" which are smaller types of pools. A lap pool allows swimmers to actually do laps and a current pool, which are also typically small pools, have a strong current allowing the swimmer to essentially swim in place, similar to how a treadmill works.

Although the idea of having a pool in your condo building is appealing, you must also consider the disadvantage of having this luxury. In short, pools are expensive to maintain and to operate. Most Toronto condos that have pools also have higher maintenance fees than condos that do not. This is a cost that all the condo owners of the building have to absorb, even if they do not take advantage of the pool. This additional cost is reflected in the owner's maintenance fees. It is for this reason that many new home builders are not building swimming pools in new condominium projects.

There are however still new buildings that are going up in the city with pools such as Fashion House on King Street as there are a lot of individuals that desire a pool in their place of residence and are willing to pay for the luxury through their maintenance fees. As long as the buyer of the condo unit is informed of the potential costs that can be incurred by having a swimming pool in their condo building, there is no problem. Many condo buyers do not mind paying the extra monthly costs as the benefit of being able to use the pool whenever one pleases far outweighs the cost.

The vast majority of people who live in condominiums never have a problem with their homeowners association. Each month, they write a check to the association, and they receive the variety of services covered by their association dues. There are steps that potential condo owners can take to ensure they do not buy a unit in a building that has a bad homeowners association, as well as steps they can take if they discover after the fact that their association leaves something to be desired.

Chat with potential neighbors
When you are in the process of deciding which condo building you want to live in, it is likely your Realtor can get you a list of the people who serve on the board of directors of the condo homeowners association. Talk to people who live in the building but do not serve on the board. Ask them if they have ever had any problems with the association, or know anyone who has.

Check the financials
In Minnesota and many other states, sellers are required to provide a complete set of the current financial statements of the association and other association documents. After coming to terms with a seller, you will have a certain period of time to look them over. Do it carefully. Does the association have sufficient reserve funds? Make your voice heard
If you have a problem with the association, go to its meetings and air your concerns. Talk to your neighbors and see if they have similar concerns. There is strength in numbers. You also should talk directly to individual members of the association board of directors. Whether you are talking to an individual or to the board as a whole, remember to be respectful.

Serve on the board
If you truly want a voice in the operation of your association, run for a spot on the board. It is the best way to ensure your opinions are known, but serving on the board also gives more weight and validity to your complaints. It is often easy to criticize a condo homeowners association from the outside, but it is something altogether different to actually serve on it. By doing so, you can help shape the association and change it from the inside out.

Check the documents
You may not like what your association does, but whatever it is doing may be perfectly in line with the association bylaws. As a buyer, it is your responsibility to know the rules that govern your association. But if your association is doing something it should not, or that breaks its own rules, you have every right to pursue a remedy.

How to buy a condo for you.

How To Buy An Assignment Condo

In the past few years, some cities around the world have experienced booming condo construction markets. These condos are purchased by investors from around the world in addition to some local end users. For investors who bought a new condo from a Developer several years earlier and whose current plans have changed, this is an opportunity to sell before they have to incur closing costs and Developer levies. For buyers who want a brand new condo without having to wait years for construction to finish, or who cannot find what they want in the resale market, Assignments offer a greater selection AND potential savings.

An "Assignment" means you are taking over the contract that the original purchaser holds with a Developer. This works really well if you have a large cash down payment available, although sometimes a smaller amount can be negotiated. Generally what happens is you pay an amount equivalent to the purchaser's deposits to the Developer PLUS the purchaser's profit (the difference between the original purchase price from many years ago and today's selling price). You then are able to move into the condo when it reaches the occupancy stage. When the building registers, you then take out a mortgage and pay the balance owing on the condo to the Developer.

It sounds complicated and it is. However, as long as you hire a real estate agent and a lawyer who are competent and experienced in handling Assignment sales, the process is very straightforward. The advantage to you is that the Assignment market tends to be a Buyer's Market -- there are often many listings in these markets and few buyers -- which means that you can often get a great deal on a brand new condo with little or no competition from other buyers.

That said, locating Assignment sales can be difficult. Generally, Developers do not allow Assignments to be advertised on the Multiple Listing Service systems so these listings are offered by brokerages as Exclusive listings. Some real estate brokerages hold a large number of Exclusive Assignment listings in-house. In addition, these brokerages network on a regular basis with other agents in their market who have Assignment listings, which makes it easier to find listings that meet a buyer's criteria.

Once an agent locates potential properties for you, if they are experienced in this area, they can help you understand the specific details offered by each Assignment such as purchase costs, closing costs, understanding floor plans, upgrades, and many other details. In some cases, the building may have reached occupancy and you can actually view the condo already built. In other cases, you will be buying from Developer plans just like buying a pre-construction condo.

When you are ready to make an offer on an Assignment, you'll need a carefully structured Assignment contract. You then need to work closely with your Buyer's Agent, your lawyer, the Developer's office, and the listing agent to make sure your best interests are protected throughout the transaction.

The most important thing is to hire a Buyer's Agent, but be sure to ask them whether they have done an Assignment in the past and HOW MANY assignments have they done. Many agents have never done even one and you just might be their guinea pig!

To Condo Or Not To Condo, That Is The Question

For some people, living in a condo is akin to the culmination of a dream. They pursue the condo life, and tailor their decisions to ensure they reach their goal. Many others, though, are not so set on living in a condo, but may do so if it makes sense. Following are 10 reasons to live in a condo.

1. Close to work. If you work downtown, you likely can find a condo within walking distance of the office. That means you can get your daily exercise and, if you want, forego having a car payment.

2. Less maintenance.
Forget about mowing the lawn or raking the leaves or shoveling the snow or all those other tasks that take you away from doing the things you really want to do. When you live in a condo, most of that stuff is handled for you.

3. A pool at home. OK, the pool is not yours, per se, but if there is one in your building, you can use it as often as you want. The same goes for the other common amenities. Different condo buildings have different amenities, but you may hardly ever need to leave.

4. You like people. You will share walls with your neighbors, and you will see them in the stairway or on the elevator, so if you like people, condos are good places to live.

5. You want to live in an urban area. Sure, you probably can find condos in rural areas, but the vast majority of condos are in heavily urbanized areas where there simply is not enough space for a bunch of single-family homes.

6. You like activity. Metropolitan areas are busy places, and in many of them, the action never really ceases. So if you want the option of going out in the middle of the night and not being completely alone, an urban condo just may be your cup of tea.

7. The view. From the standpoint of living somewhere with an excellent view, it is hard to beat an upper level of a condo building that scrapes the sky.

8. Options. Just like in single-family homes, you have plenty of options as far as what goes in your condo. Want to change the flooring? Go ahead. Replace the countertops? That is OK, too.

9. You want security.
Most condo buildings have one key to get in the front door, and another to get into your unit. That makes life more difficult for thieves, for example.

10. Convenient access. Many condos are very close to a wide variety of transportation types - from public transit to highways - so it is easy to get just about anywhere you need to go.

While such an elaborate condo may cost more than you are willing to pay, they are available.
